Williamson County Real Estate Market Update - May 2024: Trends and Insights

Today, I’m looking forward to sharing with you the most recent stats that I like to follow and use when I give advice to my clients in real estate or mortgage.

Review the Stats

Average Close Price

Let’s start with the average close price, which gives us a good idea of what homes are selling for. As of May 2024, the average close price is $498,631. This is slightly up from April, which had an average close price of $490,293.

Average Days on Market

Next, I like to look at the average days on market, which tells us how quickly homes are selling. As of May 2024, it took an average of 55 days for a home to sell. This may seem like a long time, but it’s actually the best month we’ve had since November 2022 and is what I would consider normal by looking back over the past 10 years of data.

Active Listings

The next thing I like to look at is the number of active listings, which shows us how many homes are currently available for sale. For May 2024, we had 3,228 homes available for sale in Williamson County. If you’re wondering, yes, that is a lot of homes for sale and it is slightly above what I would consider normal.

Close to List Price Ratio

Another metric that I think is important to follow is the close to list price ratio, which gives us insight into how much buyers are paying compared to the list prices. For May 2024, that ratio was 98.3%, which is very slightly below what I would consider normal.

Total Number of Sales

Lastly, I like to take a look at the total number of sales because that will give us an idea of the overall activity in the market. As of May 2024, we had 993 total sales in Williamson County, which is the most we’ve had since June 2023 and is what I would consider normal and healthy.

My Opinion on the Market

From what I’m seeing, the market is a lot friendlier to home buyers, but interest rates are still on a lot of people’s minds. Home sellers are still getting a premium for their homes, but it has to be priced right, promoted, and presented well. Otherwise, the home could be passed over for one of the many other options available in Williamson County.
